Ni lls I spoke with the homeowner of the southerly lot several weeks ago, and now with your inquiry I have delved a little deeper into the issues and process. Making a lot line adjustment such as this requires a subdivision, and both parcels will need to be replotted. While there is no minimum setback requirement for the retaining wall, the hot tub must be set back a minimum of 5' from the property line. With replotting, standard perimeter d/u easements will need to be dedicated along all lot lines (it is my understanding the existing parcels do not have such d/u easements). I had previously suggested to the southerly homeowner that the simplest way to resolve the issue would be to execute an easement with the neighbor to allow the encroachment of the retaining wall. However, they prefer to move the lot line rather than create an easement. The proposed lot line is irregular, and the existing northerly lot has substandard lot frontage (40' vs, a 50' min. standard) and lot width (<85' at the 30' setback line). While the street frontage of 40' is an existing condition and will not change with the proposal, the lot width will be decreased with this proposal and will require a variance. Installed insulated 10"X10'Ventinox 316 Tl stainless steel lining system into chimney from top. Packed around base of liner with ceramic insulation. Parged liner in place using Chamber Tech 2000 into the smoke chamber.Terminated top of the liner using one 13X13 8"terracotta clay tile. Packed in between the liner and tile with ceramic insulation as well as parged liner in place with Type N Specmix Mortar. Rebrick access hole in back of chimney.Terminated chimney liner with 13X13 stainless steel chimney cap. The "parging" requirement you mention on page 10 of our instructions specifying the use of a refractory cement is not brand specific. Its use is only required in masonry firebox installs of a wood burning insert. It is usually done this way only'f the liner had a reduced clearance requiring the use of our Thermix Insulation material above damper. I am not familiar with ChamberTech 2000 by brand name but after looking at the data sheet online it would appear to meet the min. refractory cement requirements. The "parging" requirement you mention on page 10 of our instructions specifying the use of a refractory cement is not brand specificIts use is only required in masonry firebox installs of a wood burning insert. It is usually done this way only if the liner had a reduced clearance requiring the use of our Thermix Insulation material above damper. I am not familiar with ChamberTech 2000 by brand name but after looking at the data sheet online it would meet the minimum refractory cement requirements.
