Contractor:Owner:- Applicant - Terrance & Kathleen Hayden 1713 Terra Glenn Ct Eagan MN 55122 Applicant/Permitee: Signature Issued By: Signature January 28, 2021 Hayden Basement Project – Steam Shower Water Proofing and Sealant (Permit # EA163834) 1713 Terra Glenn Court Eagan, MN. 55122 Situation Summary On, or near, Oct 23, 2020 an Eagan City inspector visited our home to inspect the preliminary rough-in of the steam shower portion of our basement project. At that time, the shower floor pan waterproof liner was installed and a top coat of leveling mortar already had been installed. The inspector explained that I was supposed to have performed a 24 hour water fill leak test on the rubberized floor pan material before the mortar was installed. The inspector also noted that a small section of the floor pan material running up the side wall of the shower bench frame was at a lower point than the rest of the material. He expressed a concern that this section of rubberized material covering being only 2-3 inches above the mortar floor material was a potential risk. He strongly suggested that liner material in that section be extended to at least the same height as the rest of the shower side wall. The inspector also expressed that he did not want to make us jack-hammer up the floor mortar to perform a leak check solely on the floor plan liner that I did not previously understand was required. I was mistaken in thinking the water leak check could be performed with the mortar installed. I provided a text message photo of the shower floor pan. The inspector said he would discuss the situation with his fellow city inspectors to determine next steps. First Photo of shower pan rough-in low low Description of construction methods used We used 40 mil thick CPE shower floor pan liner manufactured by Oatey. An additional piece of the liner material was added to the low spot highlighted in the previous photo to insure all side wall portions of the shower were covered at least 5-6 inches above the mortar floor. In other words, all side walls were covered several inches above the shower curb height as shown in the photo below. The added liner material was securely bonded in place with Oatey X-15 adhesive. Next, half inch USG Durock cement board with Edgeguard was installed to cover all shower surfaces beyond the floor and glass door. All joints and screw holes were filled and leveled with latex-fortified mortar and tile backer tape. Great care was taken to insure that all joints were very smooth and tight. The shower bench and ceiling were appropriately sloped to properly drain and avoid any water pooling in the corners. Membrane mesh was used at the corners for reinforcement, and then all cement board surfaces were coated with liquid waterproofing membrane LATICRETE HYDRO BAN. Two coats of the waterproofing membrane were applied with a roller to insure a very tightly sealed structural base as shown in the green walls photo below. The large format gray porcelain tiles were carefully installed using ARDEX X-77 Microtech reinforced mortar with special care was taken to insure all joints, seams, and corners were smooth, straight, and tight. Shower Pan Liner extended up all side walls In conclusion, our new steam shower was constructed using the best quality materials and craftsmanship to insure a very sound level of waterproofing throughout the entire structure. We believe the completed state of this steam shower in our basement is fully compatible with the targeted long term objectives of the City of Eagan Building codes.
