Urc??s?J ARCHITECTURAL COMMITTEE REPORT - The Architectural Committee submitted the following revised legislation and restrictions to replace preexisting ones: Building Additions, Req. 64 r Approval for a balcony must be obtained. Homeowners are responsible for securing a building permit; construction will be according to city codes. The maximum depth of a balcony is 8 feet. Balcony should not extend beyond the outside wall of the townhouse. The Eagan Building code states "Any outside wood construction that supports people MUST be made with redwood, cedar or treated lumber." The privacy divider must extend the depth of the balcony with the angle of the divider remaining consistent with present architectural design. Wrought iron railings are preferred. However, due to the high cost of wrought iron, wood railings will be accepted. Railings must blend with present architectural design. Yard Additions, Req. 43 Approval for landscaping around the foundation must be obtained. Maximum depth is not to exceed 6 feet. Judy Law made the motion this legislation and restrictions be adopted. The motion was seconded by Warren Rusch and unanimously approved. All proposed exterior additions or alterations should be submitted to the Architectural Committee in writing (2 copies) a minimum of 10 days before the next regularly scheduled association board meeting. The proposal will be examined and either tentatively approved or not approved.by the committee. If tentatively approved it will then be presented to the association board for final approval. The owner is required to sign a restrictive covenant agreement concerning any approved exterior addition or alteration, thus assuming responsiblit,,y//€or future upkeep and maintenance.
