Maurer Construction 21225 Hamburg Ave. Lakeville, PAN 55044 Re: Garage Foundation Wall-rear 3460 Wescott Woodlands Eagan, MN Gentlemen: r EAGAN - i REV BY rATrE - - UILDING INSPECTION At your request the undersigned has inspected the referenced garage foundation wall of this home which is under construction in order to make repair recommendations for the wall which was cracked in the bacldilling operation. This is an 8" thick concrete block foundation wall at least 12 courses high. The wall is supporting the garage framing including the roof and the concrete floor slab on grade. Five courses of block (3'-8")are exposed above grade in the rear of the garage. Prior to working on the wall the fill material on the inside of the wall shall be excavated to about three feet below the exterior grade and the wall straightened. This can be accomplished by pushing on the outside of the wall, pulling with a come-a-long from the inside of the wall or even by compacting the fill material on the outside of the wall- I am recommending that 4 05 reinforcing bars be grouted into the cores of this wall at 4' on center starting 3' from the sidewalls. 'These bars should be located 1-1/2' from the outside face of the wall and the bars should extend at least 3' below the exterior grade. At each of these vertical bars a #4 dowel bar 4' long should be inserted into the filled core with 2' of the dowel bar length bent into the concrete floor slab. The wall cracks should be repaired by chopping out and nickpointing the mortar joint cracks and the two block face shells that are cracked should be chopped out and these blocks replaced. Grout the cores full for 2' on each side of the vertical crack. Prior to bacldlling inside the garage this wall should be shored with the shores left in place until the slab concrete has cored sufficiently for the dowels to achieve the bond strength around the bars necessary to hold the wall in place- The reinforcing bars should be ASTM A 615 grade 60 and the grout strength should be F'c=3000 psi at 28 days.
