as follows: From the point of the southeast corner of the Northeast
Quarter of said Section 3, a distance of 587 feet North and 33 feet
West to an iron pipe marking the point of beginning; thence westerly
825 feet; thence northerly 725 feet; thence easterly 707 feet to the
south right of way line of the Chicago, Milwaukee, St. Paul and Pacific
Railway; thence southeasterly along said right of way line 162.2 feet
to the intersection with the west right of way line of a North-South
road (Lexington); thence southerly along said Lexington Road 614.5
feet to the place of beginning; except that part platted as Eagandale
Center Industrial Park; also except the right of way of Trunk Highway
No. 35E as shown on Minnesota Department of Transportation Right of
Way Plat No. 19-35 on file and of record in the office of the County
