LLC. City staff recently conducted a landscape site inspection of the above property. The following is a list of items that appear to not meet city code. For your reference I have included photos of the site taken during the inspection. The trees on the property are in poor condition Shrub beds require regular weed control and trimming maintenance. Within the shrub bed shrubs are missing or dead and need to be replaced. Section 11.70 / 11.60 Landscape Plan Violation / Request for Landscape Inspection Please take action to correct these items yet this year. Upon satisfactory re-inspection next spring/summer, the deposit can then be released. Ryan Company on April 22, 1996, we have conducted construction testing services and special inspections for the Terminal Warehouse Building 11. This report provides a summary of our services. Background Information Braun Intertec Corporation (Braun Intertec) performed a geotechnical evaluation for the facility. The results were submitted in our report dated May 25, 1995, Braun Intertec project BODX-95-033. We were provided with a "Utility, Grading, Drainage and Erosion Control Plan" dated February 22, 1996, last revised April 18, 1996, prepared by Development Engineering, PA, and a "Footing and Foundation Plan" dated February 20, 1996, prepared by Lampert Architects. Proposed Construction The proposed office/warehouse building will measure approximately 101,600 square feet in plan dimension. The building is a one-level, slab-on-grade structure with precast concrete wall panels and a structural steel frame. Finish floor elevation will be at 900 feet. The building will be supported by typical spread footings with an assumed soil bearing pressure of up to 3,000 pounds per square foot (psf). Associated with the building will be bituminous drive and parking areas and underground utilities. Excavation Observations The excavation observations were conducted by a senior engineering assistant from April 23 to April 29, 1996. The excavation observations consisted of observing the soils exposed in the bottom and sidewalls of the excavation. Test pit observations were also performed through the existing fill soils into the natural soils in the excavation bottom. The approximate Terminal Warehouse Company c/o R.J. Ryan Construction Project BODX-96-076C July 2, 1996 Page 2 density or consistency of the soils encountered was estimated by judging the force required to advance random, shallow (about 1 to 3 feet deep) hand auger probes. Soil classifications were determined by examining the hand auger probe cuttings. When arrived on site, the excavating contractor, Steininger Excavating, had stripped the entire site of approximately 1 foot of topsoil with a dozer. The north end of the building was primarily cut-to-grade and the south end of the building required approximately 2 to 5 feet of engineered fill to establish grade. Approximately 2 to 3 feet of existing fill was encountered in the south end of the building. The existing fill consisted mainly of silty sand. The bottom of the excavation ranged from approximate elevation 892 in the southeast corner to approximate elevation 898 at the northwest corner of the proposed building. See the attached sketch which shows the approximate bottom of excavation elevations and excavation limits. The soils encountered in the excavation bottoms primarily consisted of 0 to 1 foot of silty sand and sandy silt (south end) that was judged to be in a medium dense condition overlying poorly graded sand with gravel that was judged to be in a medium dense condition. The excavation for the building was oversized to provide at least a 1H:1V (1 horizontal : 1 vertical) slope from bottom of excavation elevation to finished grade. On April 25 through 29, 1996, excavation observations were performed in the soils encountered in the bottom of the perimeter footing trenches. The soils primarily consisted of poorly graded sand with gravel that was judged to be in a medium dense condition. The exception to this was at the southeast comer where approximately 0 to 1 foot of silty sand and sandy silt that was judged to be in a medium dense condition was encountered overlying poorly graded sand with gravel that was judged to be in a medium dense condition. Compaction Tests Compaction tests were performed in the engineered fill placed to establish building subgrade, utility trench backfill and wall backfill. A total of 31 compaction tests were performed and all tests met or exceeded the minimum density requirements of 95 or 98 percent of standard Proctor density (ASTM D 698). Wl ?? 2oc??A ' UP "q^rS Reinforcing Observations (0[29(17 U Prior to placement of the footing concrete, observations of the transverse reinforcement in the footing pads were performed. Based on our observations, the reinforcing was placed in general accordance with the available plans and specifications. A Special Inspector Daily Report was left on site in the job trailer after each of our observations. Terminal Warehouse Company c/o R.J. For the footing concrete, the compression test cylinders (set numbers 1 through 5) were cast by the contractor, Serice, Inc. The compression test results for the footing concrete exceeded the 28-day strength requirement. The floor slab concrete was tested by Braun Intertec. The 7-day compression test results (set numbers 6 through 15) of the slab-on-grade concrete indicate that the 28-day strength requirement will likely be met. The observations consisted of visual weld examinations and bolting observations. The welds and bolts observed were acceptable. The soils at subgrade primarily consisted of poorly graded sand with silt and gravel. No excessive deflection or rutting was observed as construction traffic drove over the pavement areas. Summary ?t Based on the results of our soil borings, test pit observations, excavation observations and o hand auger probes, it is our opinion the soils encountered in the excavation bottoms are suitable for building and pavement support. Based on the results of our compaction tests, it appears the engineered fill placed is suitable for building and pavement support. Based on the results of our reinforcing observations, the transverse reinforcement for the footing pads was placed in general accordance with the available plans and specifications. Based on the results of our concrete tests, it appears the footing concrete has met the 28-day strength requirement and the 7-day tests indicate the floor slab concrete will likely meet the 28-day strength requirement. Aside from the physical size (78,440 square feet versus 101,600 square feet at Terminal 1) the buildings are identical. Both structures are the Type II construction. Both buildings are 30' 6" clear to the underside of the structural steel. Both facilities are public warehouses designed for piled storage. Please consider using the Fire Risk Assessment report prepared by Mountainstar Enterprises dated September 6, 1995, as a basis for your analysis of this new facility.
