ASSIGNMENT Ulteig Engineers has been retained to provide a structural engineering review of the attached gazage lateral framing system at the residence located at 3694 Ridgewood Drive in Eagan, MN, as directed by Corey Busker, the builder. BACKGROUND The garage does not meet the prescriptive requirements of the 2000 InternaHonal Residential Code (IRC) in regards to the length of the wall panels on either side of the garage door openings, as well as the garage frame wall heights. February 8, 2006 Page 2 DESCRIPTION The house is a tcvo story wood-framed struchzre with a cast-in-place concrete foundation and an attached slab-on-grade garage. OBSERVATIONS AND COMMENTS 1. Planco provided Ulteig with architectural plans dated 9-13-05 for the Fleming residence. The Eollowing informarion is in regard to the garage layout and common construction practices: a. The attached garage is set to the left side of the house stzucrixre with the front garage wall facing the left side. The garage extends approximately 8 feet to the left and 13 feet in front of the house and is approximately 32 feet b inches wide by 24 feet 6 inches deep in plan. Refer to the attached first floor plan far more information. b. The front garage wall contains one 9-foot wide garage door opening and one 16- foot wide garage door opening. The right garage sidewall contains two window openings and the left sidewall contains only one man-door opening into the house. c. The garage frame wall heights are a maximum of 12 feet. The top of the garage foundation is 12 inches below the top of the house foundation. d. The exterior faces of the garage walls are sheathed with 3/4' thick Built-Rite exterior sheathing. The builder also reportedly sheathed the exterior of the front garage walls with 3/4" thick plywood. e. The interior garage walls are reportedly sheathed with gypsum board sheathing. f. The headers above the gazage dooz openings are reportedly supported by two bearing studs and two king studs on each end. g. The small walls on either side of the 9-foot garage door are approximately 18 to 20 inches in width. 2. The following information is in regard to the design requirements of the lateral framing system for these typical garage layouts: a. The small wall panels and high frame wall heights do not meet the prescripiive requirements of the IRC The garage framing requires an engineered design. b. In order to provide sufficient strength for the engineered system, the following construction items are required: i. The studs are to be spruce-pine-fir material or better, stud grade. CL6 Home Builders Ulteig Project No. 206.0126 February 8, 2006 Page 3 n. The sluds are to be mirrimum 2x6 lumber at maximum 16 inches on center. iii. The roof sheathing is to be minimum 1/z" thick structural grade plywood or OSB with Code required nailing and span rating. iv. The exterior 3/a" thick plywood sheathing on the front garage wall is to be fastened to the wall Eraming with a minimum of Sd naiLs spaced at 6 inches on center at panel edges and 12 inches on center at intermediate supports, or 16 ga 13/a''staples at the same spacing. v. 1/z" diameter anchor bolts are to be installed at a maximum of six feet on center. Verify all sill plate sections contain an anchor bolt within 12 inches of each end and a minimum of two anchors per sill section. d. In addition, two hold-down anchors are required at the Eront garage wall panel located to the left of the 16 foot wide garage door. The anchors are to be Simpson HD5A hold-downs with (2) 3/a" diameter bolts installed through a minimum of (2) vertical studs at each side of the approximately 4 foot wide panel. Each hold- down is to be fastened to the concrete foundation wall with a 5/8" diameter Hilti HUS-H Screw Anchor, a Simpson 5/8" diameter Titen-HD, or an epoxied 5/8" diameter threaded rod each with an embedment of approximately 4 inches. Refer to the attached plan for approximate anchor locations. e. In order to provide sufficient transfer of the lateral load to the shearwall framing described above, the roof trusses are to be attached to the front garage wall top plate with a minimum of (1) Simpson H2.5 or H3 anchor at each truss. - f. Further review is required for circumstances varying from the assumptions of this report. STRUCTURAL ANALYSIS 3. A structural engineering analysis of the garage lateral framing was performed and it is determined that the garage lateral framing system is structurally adequate as detailed in this report. PROFESSIONAL OPINION 4. It is our professional engineering opinion that the proposed garage framing lateral system is struchxrally adequate and meets the requirements of the Code provided the above construction requirements are followed.
