Structural Works Incorporated Project No. 6680 Dear Mr. Litzner: This report contains the written findings of our limited Structurdl Engineering evaluation for the structural condition of the existing residence at 4448 Woodgate Point, Eagan, Minnesota with regards to the possible settlemerrt of the foundation along the front wall and near the front Ieft corner of the residence in and around the existing chimney. Information contained within this report is according to the information gathered by SWI and given to SWI during the initial site visit on July 31, 2006. General Information and Observations: 1. SWI conducted the initial site visit on July 31, 2006. Seth Spychala, P.E., representing SWI conducted the evaluation. 2. The current residenee is an existing split level townhouse. You enter the front of the house off of the driveway attached to Woodgate Poini. 3. For this report the front of the residence faces the driveway off of Woodgate Point. The right side of the house will be to the right as you face the front of the house with the driveway at your back. The right side of the residence runs parailel to Woodgate Point. 4. The residence was buitt in approximately 1976. 5. You have lived in the house for approximately 12 years. 6. The existing foundation walls appear to be CMU (cbncrete masonry unit) block in running bond. This was confirmed in the utility room adjacent to the rear (common) wall of the residence and also in the garage. The CMU foundation walls in these areas which were visible looked to be in relatively good condition. The rear and left walis of the garage are also common walls between your residence and the adjacent townhouse. 7. At the time of the initial site visit there was a crack between the ceiling and front wall of the residence running horizontal along ihe interior from the chimney to the wall adjacent to the foyer. The crack also ran down the wall at the story and half foyer. This crack butted up against the chimney on the upper floor where there is a gap between the top course of brick and the ceiling. You indicated that the gap has been there since owning the residence. 8. The chimney is a full masonry/brick chimney located aiong the front wall of the residence towards the front right comer. There is a fireplace on both levels of the residence. 9. You indicated that the gap between the top course of brick in the chimney and the ceiling had been filled with spray foam by the previous Owner. The previous Owner had disclosed that there had been water damage at this location but it had been dry after fiiling the gap. 10. You indicated at the initial site visit that you though the horizontal crack beiween the ceiling and the wall near the fireplace on the upper floor had been growing and getting wider in the last few years. 11. The front door of the foyer at the time o# the initial site visit did not shut properly and was binding. You indicated that approximately 4 years ago you had a Carpenter out to work on the frnnt door and at that time the Carpenter thought the door jamb was starting to rot. 12. You indicated that for approximately the last 4 years during heavy rain events, water will drip down into the fire box of the fireplace on the main floor. 13. There were some minor cracks in the gypsum board (sheetrock) wall finishes along the front walls of the bedrooms, on the upper floor, radiating out from the comers of the wall openings for the windows. You had a large portion of the basement concrete slab on grade floor replace after you noticed large cracks in the floor. You indicated that at that time the Contractor noticed the soiis near the right front comer of the founda6on wall had settled out in addition to the soils under the concrete slab on grade floor. The Contractor replacing the concrete slab on grade floor did have to fill in low spots that had settied under the existing concrete slab floor. 15. There are some low marshy areas in and around the neighborhood near the residence. Typicalty these types of areas have poor to fair soils.for building structures on. Organic type soils, usually associated with marshy areas, are typically highly susceptible to decomposing and settlement. 16. There is a large gap approximately'/. of an inch wide between the brick hearth and the fire box in the fire place located in the basement 17. There are some stair step cracks along the exterior of the chimney along the brick and mortar joints. One of the cracks does go through a brick. The cracks are approximatety 1/16to 1!8 inch wide. You indicated that the Contractor who did the concrete slab work aiso provided a built-up drip edge along the exterior base of the chimney. 18. 'fhe right wall outside wall on the upper floor looked to be in good condition on the interior with no signs of cracks radiating out of the wall openings for the windows or along the ceiling and wall joint. This wall abuts the front wall and is also adjacent to the chimney structure. 19. You indicated that you had two Contractors out to give you bids and their opinion on the possible settlement of the residence. Conclusions and Recommendations: 1. It appears to be apparent that there has been some settling of the soil under the residence. This is evident from the concrete slab on grade replacement in the basement. It also appears that the chimney has settled. The stair step cracks in the mortarjoints between the bricks of the chimney and the large gap belween the brick hearth and fire box located in the chimney structure are good indicators that some settlement has occurred. Also the gap between the top course of the exposed chimney on the upper floor and the ceiling is another indication of settlement of the chimney structure. 2. Diagonal cracks radiating out of the comers of wall openings for windows and doors in gypsum board finished walls are a good indication that the wall has experienced some wracking (in plane movement). Wracking of walis can be caused by settlement of the wall supporting structure. 3. The horizontal crack between the ceiling and front wall of the residence adjacent to the chimney could be caused from shear plane slippage between the front wall and ceiling if the front wall was wracking due to settlement along the front right comer of the residence adjacent to the chimney. 4. The left and rear common walls of the residence appear to be in good condition with no signs of distress or cracking including the CMU foundation wall at the utility room located on the lower floor. It appears at this time that the foundation under these areas has not settled. 5. It appears that the settlement is limited to the front right comer of the residence adjacent to the chimney structure. The weight of the chimney structure is very large and requires a large footing under it to properly distribute the weight into the supporting soils. Due to the settlement of the soils under the concrete sla6 on grade basement floor, the stair step cracking of the chimney structure, and the location of the residence with regards to the surrounding area, the soiis at this site may be questionabie or pockets of poor soil may exist. 6. As discussed at the initiai site visit you could have an excavation contractor come in and excavate around the front right comer of the foundation walls to the footings, adjacent to the chimney, to investigate the actual soil conditions and condition of the structure at this location. This could provitle you with additional information in order to proceed with possible stabiiization of the structure if found necessary. 7. At this time you could repair the cracks in the walis and in the chimney and then monitor for additional signs of continual settlement. You indicated that you had already had a Contractor out who recommended this approach. 10. Another possible way to stabilize the foundation is to mud jack under the existing foo6ng to stabilize the foundation wail. This approach works only if the suppoRing soils below the foundation and mud jacked founda6on walls are suitabie to support weight of the siructure. If there is a large area (depth) of poor soils under the existing foundation, mud jacking alone is typically not an expectabie solution. 11. The leaking in the upper level fireplace could be from a number of things including leaking or improper flashing around the chimney at the roof, settlement of the chimney sVucture could have caused cracks where water is now entering, or it is possible depending on chimney design and construction the smoke shetf may have cracked due to settlement and is leaking water that comes in from the flue. It is recommended that you have a Chimney Sweep inspect the chimney, flue, and fire box for possibie causes and issues. This concludes our limited Structural Engineering evaluation.
