Dear Mr. Heinan: I was out at the Fischer home on Tuesday, May 6, 2014 to review the construction of the lower level wall assembly where rotted sheathing was removed. There is a double wall assembly with a 2x6 exterior frame wall and a 2x4 interior wall with approximately 2-112" between the two walls. There is evidence of water pooling at the base of the 2x6 wall which appears to be due to condensation. Fiberglass batt insulation was present in both cavities. In order to reduce the likelihood of fiiture sheathing deterioration, I propose two alternatives for reconstructing this wall. Both alternatives include removing all of the existing fiberglass insulation. 1. Seal all openings an`d-seams-in the poly vapor barrier. , Use ekbanding spray foam to fill the entire cavity. Pay special attdiltuozLto-the-framing at the inside and outside corners of the fireplace chase and in-the rein band area. After-the foam has been trimmed flush with the framing,. new "sheathing can be installed. Seal all openings and seams in the poly vapor barrier. If framing corners were not insulated, inject foam insulation. Insulate the cavity with fiberglass batt insulation to within 2" of the exterior face of the studs. Pay special attention to the corners and rim band area. Install 2" Thermax panels between 2x6 studs in each cavity. The foil face of the panels is to be recessed 1/4" from the exterior face of the studs. Apply polyurethane sealant to the entire perimeter of each panel. Install sheathing. The success depends on sealing the poly vapor barrier since the condensation is due to vapor drive from the interior of the home to the exterior. Inspect and seal the barrier carefiilly prior to insulating.
