I see since then you've called, but I wanted to get this to you in writing yet today. Please see the remaining comments on the plans: Landscaping — Foundation plantings are needed on each elevation, not just the west side. A maintainable path of egress is needed by each door, but plantings could be placed in between. I'd also suggest plantings near the driveway upon the approach to the site, far enough into the site though as to not cause a sight clearance issue. City Code requires the Landscape Plan to provide for plant material equal to three percent of the value of the building. I think you will get to that amount with these plan modifications. Condition nine of the Variance also required planting at the base of the pylon sign. This should be shown on the Landscape Plan. Lighting — A condition of approval required a Lighting Plan, but I was unaware that you were proposing to utilize the existing lights. Given that, we will still need fixture information. City Code requires that illumination be indirect and diffused or shielded and not directed upon public rights-of-way. It does not appear that the existing lights meet City Code. Glare onto the ROW and adjacent property needs to be addressed. Building Materials — Ornamental metal should be removed from Class I calculations. It appears that the 65% Class I requirement would still be met but that should be shown on the Elevation Plan. 2 In relation to the painted block, I believe we have considered painted block to be a Class III material vs. a Class II material in the past (it isn't specifically identified within any of the classes, so we need to make a determination as to which it best fits). Class II materials are specialty block such as textured, burnished or rock faced block. I'm still in discussion with other staff on that and should have an answer for you after our staff meeting on Monday morning. Craig will need to chime in on the process, but I believe we'll need the revised plans in order to be able to sign off on the full plan set and determine the necessary fees. After that has been done we can issue the Building Permit. I will contact you on Monday after the discussion on the painted block.
