BACKGROUND Mittelstaedt Brothers Construction, Inc, is currently building this two-story single-family residence, Two concrete pad footings were placed under the rear walkout exterior foundation wall. OBSERVATIONS AND COMMENTS 1. Dean Mzttelstaedt of Mittelstaedt Srothers Construction, Inc. provided Ulteig with architectural plans for the Loeffler residence. The following informaHon is in reference to these drawings, as wel] as a conversation between Mr. Mittelstaedt and Ryan Mack of Ulteig: a. The two pad fooHngs in question are located at the rear of the residence at the interior comers of the bay azea. b. The pad footings are 3'-0" x 3'-0" x 1'-0" thick cast-in-place concrete foorings. c. Both pad footings are reported to be offset towards the inside of the residence. It was reported that a maximum of approximately 8-inches of pad footing extended pase the outside of the foundation walls. d. The foundation walls at this location are 8-inch thick by 48-inch deep cast-in- place concrete frost walls that sit atop a continuous 20-inch wide by 8-inch thick tast-in-place conerete footing. T'he residence is wood-framed above these rear walkout frost walls, e. The columns above the pad foodngs support the ends of a beam located within the second floor system. This beam supports load from the roof and the seconcl story wall and floor framing. f. The soil on site is assumed to be a sandy-clay nnaterial. STRUCTURAL ANALYSIS 2. A struchzral engineerzng analysis was completed and the following items are noted: ~ . calculations indicated the beam reactions in quesrion are approximately l 10,300 pounds, These concentrated column loads are able to be distributed out to ~ . an adequate area of bearing soil below through arching within the foundalion wall. The continuous strip footzng alone is capable of carrying this additional load. . Because the foundation wall is oEfset on the pad fooHng, the concentrated load has an eccentricity of approximately 6-inches to the center of the footing. Due to this eccentricity, the exterior edge oE the pad footing will experience the greatest soil pressure.
