OBSERVATIONS AND COMMBNTS 1. The fo(lowing information was obtained through a site Inspection on March 26, 2007 by Neil Groon PE, of Ulteig Engineers: a. Mike Tervo of Lyman Lumber Company provided Architectural plans prepared by Brandl Anderson Homes Inc. and last dated 9-20.2006. b. The garage party wall is constructed of 2x6 studs spaced ](rinches on center and is approximately 20-feet long and 10-feet &inches tall. c. The sill plate overhangs the foundation stem wall 7 1/2-inches to 2-inches on both sides of the party wall. d. T'he curb height varies from 1-inch at the back of the garage to 4-inches at the front. e. Both sill piates have a continuous split approximately 2 1/4inches from the inside edge. f. The anchor bolts are located approximately 2 to 2 1/4inches from the inside edge and are within ]-foot of wall ends and approximately 5-feet on center between. g. There is a splice in both sill plates approximately 6feet from the front garage wall with one anchor bolt within 12-inches of the splice towards the front of the garages in both silts and approximately 36-inches from the splice towards tfie rear of the garages in both sills. STRUCTURAL ANALYSIS 2. A structural engineering analysis was mmpleted and it is noted that the garage party walls are not structurally adequate and requires rnrrective measures. CORRECTIVE MEASURES 3. The following are corrective measures for the overhanging sifl p(ates condition at the garage _ party walls: a. The overhanging portion of the sill plate shall be grouted solid with non-shrink gxout to the concrete 8oor sleb. (See Sl attached.) b. 2x6 plates with 1/2-inch diameter anchor bolts shall be added over the existing sill plate.
