The proposed site plan has been reviewed to determine compliance with relevant portions of the zoning and sign ordinances. This letter Municipal Cencer. is to request that the plans be revised to incorporate the following comments. 3830 Piloc Knob Road 1. Parking stalls are proposed to be 9 feet by 18 feet. The Faz: GS1.681.4G12 zoning ordinance permixs a maximum of 35 percent of the property to be TDD: 651.454.8535 covered with a building and requires a minimum of 25 percent of the site to be green area (i.e., pervious surface). Maintenance Faciliry: 3. The building elevations indicate that the primary merior material will be a 3501 Coachman Point precast corduroy wall panel. Trash enclosures are not shown on the plans; therefore, it is assumed that trash and recyclables will be stored indoors. However, should the containers be stored outdoors, the zoning ordinance requires them to be stored within an enclosed structure. A plan showing the locations of trash enclosures should be submitted to the City for review. 6. An existing monument sign is shown on the landscape plan. Our records indicate that this is a nonconforming sign. The Ciry has contacted to the property owner to request removal.
