This review is not intended to be an exhaustive and comprehensive report. Unless otherwise noted, all references are to the 2006 I.B.C. It is our goal that this review will help you in complying with the applicable codes and we are, therefore, requesting that the following items be addressed: 1. Specify the locations of the accessible parking spaces and their access aisles. Reference sheets 5.1 and A1-0 for the conflicting locations. 2. Provide a detail that shows the required dimensions and slopes for the accessible curb cuts. Reference Section 406 of the ICC /ANSI A117.1 — 2003. 3. Access aisles adjacent to accessible parking spaces shall be marked with the designation "No Parking" (Section 502.4.4 ICC /ANSI A117.1 2003). 4. Tempered glazing shall be installed where the nearest exposed edge of the glazing is within 24" of either vertical edge of a door opening. Revise plan accordingly (Section 2406.3, #6 of the 2006 IBC). 5. The City Fire Marshall has asked that you provide an approved fire apparatus access road complying with Section 503.1.1 of the 2006 IFC. The plans are inconsistent with the side yard setback requirements of the Neighborhood Business (NB) zoning requirements. In addition, there is incomplete information related to building materials and landscaping requirements. Please review the following comments and address the issues with revised plans. Site Plan: ➢ A 10 foot building setback is required from the north property line. Building Elevations: ➢ Provide % breakdown of different materials, per elevation, which is required to demonstrate compliance with the City's architectural standards (enclosed). ➢ The rock -faced block should be integrally colored for low maintenance durability. ➢ Provide additional information about screening of rooftop mechanicals — show RTU's on the elevation drawings and/or demonstrate how the parapet will screen them. If the parapet will not suffice, what other screening material will be installed around the equipment to provide a cohesive design? Landscape Plan: ➢ All landscaped areas are required to be irrigated. The plan specifies foundation and parking islands only. ➢ All parking islands should be landscaped. ➢ Landscaping should be added along the north and east perimeter of the site. ➢ Provide a mixture of overstory and understory coniferous plant material to provide a planting screen adjacent to I -35E to meet ordinance requirements of the visual penetration area (enclosed). > Are there ground mechanical units such as a generator or transformer? If so, solid screening is required by code. It may be necessary to add additional landscaping in this location. > Standard $7,500 landscape guarantee with building permit. Site Lighting: > A Lighting Plan was not submitted. Site Lighting should be similar to that of the Kowalski's development to the east to provide a cohesive design. > Parking lot lights should reflect away from adjacent property and right -of- way. Signs: > Note separate permits are required for signs, they are not covered under the building permit. Parks and Trails Dedications: > Cash dedication for Parks = 19,201/1000 = 19.201 x $869/1000 = $16,685 > Cash dedication for Trails = net acres x $1,251 /net acre = $ Please provide the net acres for calculation of the trail dedication.
