INTENT: This specification and the accompanying drawing dated September 21, 1987, outline the scope of work for the design and construction of tenant improvements for ABRA Incorporated at Lone Oak Business Center, Phase I, in Eagan, Minnesota. Upon acceptance of this proposal, a complete set of certified, final working drawings and specifications shall be prepared in conformance with these outline documents. 1.2. GUARANTEES: All materials and equipment incorporated into this project shall be new. All work shall be guaranteed free from defects of worlmanship and materials for one (1) year. Any extended warranties from the subcontractor and/or material suppliers shall be delivered to the tenant at the completion of the project. 1.3. PERMITS, LICENSING, FEES: Proper notice shall be given to the appropriate authorities and building permits obtained as required by law. 1.4. CODES: All applicable building codes shall be complied with to include the Minnesota State Building Code, Minnesota Energy Conservation Act, the Uniform Building Code and the Occupational Safety and Health Act provisions applicable to construction sites. 1.5. INSURANCE: The following insurance coverages for this project shall be maintained with limits as follows: A. Worlmen's Compensation Insurance: As required by law. $100,000 Employer's Liability. B. Comprehensive Public Liability Insurance - including Auto Liability, Completed Operations, Contingent Liability, Contractor's Operations, Broad Form Contractural Liability, and Blanket, if applicable. $1,000,000 each occurrence. C. Builders' Risk Insurance -"All Risk" Form: Upon the entire Work to full inaurable value thereof. Contractor shall be responsible for deductible losses. 1.6. BONDS: If requested, a surety company's payment and performance bond in an amount equal to the full amount of the contract shall be provided. All costs for furnishing a bond shall be as an extra cost to the contract. 1.7. INSPECTION: A field inspection program for quality control during the course of the project shall be developed and implemented. wp/C15 - 1 - ABRA Incorporated 1.8. PROJECT MANAGEMENT: The project manager shall be responsible for all work on this project to include: preparation of final specifications and working drawings; interfacing the projec[ with the local and state building and regulatory authorities; managing the work of Opus Corporation and subcontractors; and coordinating and implementing any changes in the work into the design and construction of the project. The project manager shall have full authority to make decisions for and represent Contractor's interests in matters related to cost, schedule, and execution of the work. 1,9. PROTECTION: Protection shall be provided as needed for the materials and work in place or stored at the jobsite. 1.10. CLEAN-UP: The premises shall be kept at all times free from excessive accumulations of waste materials and/or rubbish. Upon completion all debris, tools, scaffolding, surplus materials, etc. shall be removed from the suite and the work shall be left in a"broom clean" condition. Normandale Propeities shall execute final cleaning of walls, carpets, etc. and shall be completed prior to occupancy. 2. SITE DEVELOPMENT 2.1. GRADING AND EARTHWORK: Provide and finished bituminous surface the finished building floor slab 10% slope. backfill, rough and fine grading; to allow grade level access to . This access sha11 not exceed a INTERIOR FINISHES 3.1. FLOORS: Vestibule floor finish shall be quarry tile with quarry tile base. Toilet floor finish shall be 1"x 1" ceramic floor tile with ceramic tile base. Office and Corridor area floor finishes shall be carpet. A carpet allowance of $12.00 per square yard is included for product and installation. Straight vinyl base shall be installed. Warehouse area, including lunchroom and paint room, floor finish shall be sealed concrete. 3.2. WALLS: Vestibule wall finish shall be gypsum board, taped and sanded ready to accept a finish by the tenant. wp/C15 - 2 - ABRA Incorporated Toilet wall finish shall be 4"x 4" ceramic wall tile to 4'-0" above finished floor. Wall surface above ceramic tile shall be epoxy paint. All wall construction within toilets shall be waterproof gypsum board. Office and Corridor area wall finish shall be gypsum board, taped and sanded ready to accept vinyl by tenant. Typically, interior partition walls throughout the suite shall be constructed of 3-5/8" metal studs at 24" on center with one layer, each side, of 5/8" drywall and shall extend to the underside of the acoustical ceiling grid. Warehouse: All walls in the warehouse area shall be of drywall construction and shall extend from finished floor to the roof deck. These walls shall be taped, sanded and painted. The demising wall between tenants shall be sound insulated with fiberglass batt insulation. 3.3 CEILINGS: Vestibule ceilings shall be 2'x 4' acoustical ceiling tile installed in exposed grid system at a height of 8'-0" above concrete floor. Toilet ceilings shall be 2'x 4` acoustical ceiling tile installed in exposed grid system at a height of 8'-0" above concrete floor. Office and Corridor area ceilings shall be 2'x 4' acoustical ceiling tile installed in exposed grid system at a height of 8'-0" above concrete floor. The ceiling grid will be broken between toilets and reception area and vestibule and reception area. Warehouse ceilings shall be exposed prime painted structural steel and metal deck. No finished surfaces or additional painting is included. Lunchroom ceiling shall be exposed prime painted structural steel and metal deck. 4. DOORS, FRAMES AND HARDWARE 4.1. DOORS AND FRAMES: All doors leading to or within the warehouse area shall be 3`-0"x 71-0" painted hollow metal. Al1 doors within the office area, with the exception of entrance and vestibule doors, shall be 3'-0"x 7'-0" solid core plain sliced red oak veneer doors. Wood doors shall be stained and sealed. All doors shall have painted hollow metal frames. The interior vestibule door shall be 3'-0"x 7'-0" aluminum finished with glass to match the exterior entrance door. 4.2. FINISH HARDWARE: All door hardware shall 6e commercial grade as manufactured by Schlage, Yale, Corbin or equal, satin chrome finish, keyed to tenant request. wp/C15 - 3 - ABRA Incorporated 5. OVERHEAD DOORS AND DOCK EQUIPMENT 5.1. OVERHEAD DOORS: Provide electrically operated 10'x10' steel overhead doors for hoth interior and exterior locations. Exterior doors shall be insulated. 6. MECHANICAL 6.1. PLUMBING: All plumbing fixtures shown on the plan are included. Water closets shall be tank type units. Lavatories shall be wall mounted type. One electric water cooler is included. Toilet accessories include paper holders, and paper towel dispensers. A service sink is included. Floor drains are located within each warehouse bay and one adjacent to the service sink. 6.2. HEATING, VENTILATING AND AIR CONDITIONING: The office area and lunchroom shall be heated and cooled with gas heating/electric cooling roof top units. In areas with finished ceilings all equipment and duct runs shall be overhead within the ceiling plenum. Diffusers shall be ceiling mounted. Polycube return air grilles are included as required. Exhaust fans are included for the toilet rooms. The entrance vestibule shall have a unit heater. The warehouse area shall be heated only by means of gas fired unit heaters to maintain a temperature of 65°F at -19°F outside conditions in the winter. The gas meters to be located within the truck dock court. 6.3. FIRE PROTECTION SYSTEM: A complete automatic fire protection sprinkler system shall be provided in accordance with NFPA and local Fire Marshal requirements. The sprinkler system shall be designed for light hazard occupancy in the office areas and ordinary hazard occupancy in the warehouse areas. Fire extinguishers shall be provided by the tenant as required by code and the Fire Marshal. 7. ELECTRICAL 7.1. POWER DISTRIBUTION: A 200 amp 120/208 volt electrical service shall be provided at tenant's panel with individual disconnect switch and tenant meter. Power to be distributed throughout the office area, paint storage and lunchroom. Tenant shall be responsible for distribution and coordination of all warehouse power from tenant's electrical panel. 7.2. LIGHTING: Lighting throughout office area will be accomplished by the use of 2'x4' lay-in fluorescent fixtures. The lights shall be spaced to provide approximately 70 footcandles of illumination (average) at desk height. Lighting within reception area shall with recessed incandescent can lights. Switches to be provided. wp/C15 - 4 - ABRA Incorporated Exit and emergency lighting shall be provided as required by code. 8. SPECIALTY ITEMS 8.1. TENANT ENTRANCE: A concrete walkway shall be installed to the main entrance door. 9. ITEMS NOT INCLUDED The following items are specifically excluded from this proposal: 9.1. Furniture, . moveable partitioning, draperies, blinds, fire extinguishers, lockers and benches. 9.2. Security, telephone, music, paging and other internal communications systems. 9.3. Special acoustical provisions for the building roof, glass, etc., due to exterior noise sources. 9.4. Tenant signage. 9.5. Special considerations or finishes other than those stated herein or indicated on the drawings. 9.6.
