Re: Grading issues along your side property
Dear Ms. Roberts,
I would like to summarize the findings of my site visit and our discussion last week regarding the
grading issues and the fixes your townhome association is proposing to make. First of all, let
me be clear, I am not a building inspector but I do have many years of experience dealing with
grading and drainage issues outside of buildings. One building code item I am familiar with is
the requirement to maintain a 6 inch separation between the top of the ground (this would
include landscape rock) and the bottom of the siding. Your home does not comply with this
code requirement as the landscape rock and possible soil are covering several rows of siding.
The "fix" that your association is proposing to make is a concern to me as it seems that it is not
addressing the problem but rather putting a "band aid" on it which could lead to more serious
structural issues down the road. I have to defer to the City Building Inspection Department for
their opinion and recommendation on this portion though.
In my opinion, it would be money better spent to re-grade the side of your property. It appears
that the intent of the runoff is to run away from the building to the side property line and then to
the rear lot line. It is common that over time, due to many factors including repeated
freeze/thaw cycles, natural erosion, landscape projects, turf buildup, etc. these drainage
systems fill up and flatten out. Much like you do preventative maintenance and update the
inside of a home, sometimes maintenance in the yard is necessary as well.
I suggest removing the vegetation along the side of the property, deepen and re-grade the
swale along the side lot line to flow from a point beginning along the side lot line roughly parallel
to the front of the garage and then toward the rear of the property. Next, grade a straight slope
starting at the building, 6 inches below the siding, and running to the swale. If properly done
this will get the water runoff away from your property quickly and should not require any
additional building work along the foundation as is being proposed.
